For landlords, the lesson is practical rather than abstract: a policy is only as useful as the evidence, limits and wording that support a claim.

While the latest figures cover the broader insurance market, rental property owners should pay close attention. Disputes commonly arise when policyholders and insurers disagree about exclusions, maintenance issues, damage causation, repair scope, delays, settlement values or whether a loss falls within the policy at all. These are exactly the areas that can become complex after tenant damage, water leaks, storms, fire, malicious acts or a period of lost rent.

The key message is that landlords should not treat insurance as a set-and-forget expense. A low premium may be attractive, but the real test is how the policy responds when the property is unavailable, a tenant has left damage behind, or repairs reveal pre-existing wear and tear. Definitions, sub-limits, excesses and documentation requirements can materially change the outcome.

This is especially important in a market where repair costs remain elevated and natural hazard exposure is being scrutinised more closely. Landlords should review whether their building sum insured reflects current reinstatement costs, not market value or the original purchase price. For many investors, establishing realistic sums insured is now a core part of risk management, alongside rent default settings, landlord contents cover and liability protection.

Good claims discipline also matters. Property owners should keep lease records, entry condition reports, routine inspection notes, invoices, photos, repair histories and tenant communications in one accessible place. If a claim is later disputed, clear evidence can help show what happened, when it happened, and whether the loss is separate from gradual deterioration or maintenance neglect.

Practical steps for landlords include:

  • reading the product disclosure statement before renewal, not only at purchase;
  • checking whether tenant damage, malicious damage and loss of rent are included or optional;
  • reviewing flood, storm, water escape and vacancy conditions;
  • seeking help from a licensed broker or adviser if policy wording is unclear.

The rise in insurance disputes does not mean landlords should panic. It does mean they should be more deliberate. Choosing cover, maintaining the property and keeping strong records all reduce the chance that an already stressful loss becomes a drawn-out argument over what the policy was meant to do.
